Entry and Tenure
Land in Ashford Dale and Monsal Dale will be let as one lot of 37.54 ha on a 5 year FBT.
The Tenancy will commence on 25th March 2023.
The rent will be payable half yearly in advance by direct debit.
The successful applicant will be required to sign the Tenancy Agreement prior to the term commencing.
Tenancy Agreement
It will be assumed that applicants have inspected and agreed to the provisions therein upon submission of their tender.
The rent will be subject to a review based on the open market rental value at the end of every third year of the tenancy.
All outgoings will be the responsibility of the tenant.
Land at Ashford Dale - Bakewell, Derbyshire
Situation
The land is located just outside the village of Ashford in the Water and only 2 miles from Bakewell. There are good road links to Buxton (10mi) and Chesterfield (15mi).
The land can be accessed from multiple points along the A6 to the North with a further entrance points down a lane to the South.
Description
34.53ha of permanent pasture located within the Peak District National Park. This gently sloping and sheltered landscape comprises productive grass fields and hill ground perfect for grazing and around 6.5ha may be suitable for mowing. Water for livestock is provided by fenced access points to the river in multiple places across the fields and a spring provides water to the most westerly field. The land lies at 137m above sea level along the banks of the river Wye and rises to 247m above sea level at its highest point.
Rights of Way - There are multiple public footpaths crossing the land.
Boundary Maintenance Responsibilities - The tenant will be responsible for maintaining all boundaries marked with an inward facing T on the tenancy plan in a satisfactory and stock-proof manner.
The Landlord would like to work in partnership with the ingoing Tenant to obtain grant funding to facilitate a programme of wall restoration.
Land at Monsal Dale - Bakewell, Derbyshire
Situation
The land is located in Monsal Dale, 3 miles from Bakewell. There are good road links to Buxton (12mi) and Chesterfield (15mi).
The land can be accessed down a single track road and a private drive. The tenant will be required to contribute to the costs of upkeep of the access track.
Description
3.013ha (7.44ac) of river meadow located within the Peak District National Park. The land is low lying and sheltered by the valley. There is no mains water servicing these fields, however, the river Wye runs directly alongside the land.
Rights of Way
There are no public footpaths crossing the land.

The Trustees of the Devonshire Maintenance Fund invite tenders for the letting of Land at Ashford Dale and Monsal Dale.
The property can be viewed during daylight hours on 6th January and 15th January only with a set of these particulars to be carried on your person throughout. Viewings are strictly prohibited outside of these times.
Applicants must submit their application using the provided tender forms if their tender is to be considered valid.
Tenders are to be submitted to the Estate Office by 12 noon on Tuesday 31st January 2023 using the prescribed forms provided and with the applicant’s signature certifying the information to be correct. The envelope should be sealed and clearly marked “Land in Ashford Dale and Monsal Dale Tender”.
The Trustees are not bound to accept the highest or any tender.
Shortlisted applicants may be invited to an interview via Zoom or in person at the Estate Office to discuss their application further.
