Land at Cronkstone Grange, Hurdlow

The land is located in Hurdlow, between Monyash and Longnor. There are good road links to Buxton (7mi), Bakewell (6mi) and Leek (12mi). The land will be available as a whole or in two lots.

Lot 1 (North) - 73.82ha (182.43ac)

Lot 2 (South) - 116.7ha (288.44ac)

Typically the land has been used to graze cattle and sheep, with some fields being suitable for mowing. Both lots can be accessed directly from the roadside through several access points and interlinking gates. The land is supplied by mains water with several troughs spread across the land.

Land at Cronkstone Grange will be let on a 5 year FBT although longer terms to enable more significant investment in the holding's infrastructure may be considered.

The tenancy will commence on 1st December 2023.

Topography:

Lot 1 rises from 340m above sea level up to the tumulus of Cronkston Low 415m above sea level.

Lot 2 descends from 372m above sea level in the north west down to 316m above sea level at its lowest point in the south east corner.

Boundary Maintenance Responsibilities:

The boundaries are a mixture of stone wall and stock fencing. The tenant will be responsible for maintaining all boundaries marked with an inward facing T on the tenancy plan in a satisfactory and stock-proof manner.

Basic Payment Scheme and Environmental Agreements:

The land is registered with the RPA. BPS entitlements are not included. There are no environmental stewardship agreements currently in the land.

The land in both lots will be included within the White Peak Landscape Recovery Project area. The ambition of the project is to develop finding streams to support food production and viable farm businesses alongside delivering benefits for water quality, carbon storage and to support nature friendly farming. 
The Estate views landscape scale projects as key to accessing future funding to support the livelihoods of it’s farming tenants and engagement with the project and the Farming in Protected Landscapes Scheme are encouraged so tenants can explore bespoke management and finance plans.

Devonshire Nominees No. 5 Ltd and Devonshire Nominees No. 6 Ltd invite tenders for the letting of Land at Cronkstone Grange.
The land can be viewed during daylight hours on 12th and 20th September only with a set of particulars to be carried on your person throughout. Viewings are strictly prohibited outside of these times.

 

Tenders are to be submitted to the Estate Office by 12 noon on Friday 6th October 2023 using the prescribed forms provided and with the applicant’s signature certifying the information to be correct. The envelope should be sealed and clearly marked “Land at Cronkstone Grange Tender”. Applicants must submit their application using the provided tender forms if their tender is to be considered valid.
